“Wait …” She entered something into the laptop that sat on the table next to her, returning to us several moments later. “You mean to tell me, you found this land, you spoke to the seller, and he gave you this information?”

Jenner chuckled.

And it was the most confident sound I’d ever heard in my life.

“Renee, let me explain something to you. When my client asks me to get him a record-breaking low price, I go to any lengths to achieve that.” He nodded toward the paper in her hand. “Call him, talk to him. He’s looking for a realtor; maybe you can score yourself the listing.”

I was wet.

Again.

“I’d like you to bring that new comp to the seller’s agent and tell him his client needs to come up with a better price.” He stood from his chair, and I did the same. “The seller has twenty-four hours—and we will be countering, so don’t come back to me with a best and final.”

She nodded. “I’ll go make the phone call.”

We left the conference room and stepped into the SUV waiting for us outside.

“Wow,” I said as I put on my seat belt, looking at him across the backseat. “Like … wow.”

He laughed.

“I had no idea you had that little tidbit of info—and I kinda want to strangle you for that—but, man, that small snack you dropped on her straight-up sucker-punched her in the gut.”

“She’s on our side, Jo, but she gets paid on the total sale. She wants the highest price, whether it’s best for us or not. You have to remember that going into every deal.”

The stunning mountains passing by his window couldn’t even drag my attention away from him.

“Jenner, what you did back there, that was so smooth and flawless, in a way I’ve never witnessed before.”

And sexy as hell.

But I was going to keep that part to myself.

“It comes with experience.” He brushed his fingers over his trimmed beard, reminding me of the way those whiskers had felt against my skin. “You’ll learn the tricks, the longer you’re in the business.”

I continued to stare at him in awe. “How did you know about the property?”

“That’s what your father hired me for. To go into a situation and know every angle because you never know when that angle will need to come into play.”

“I have so much to learn.” A heavy blush moved across my cheeks. “It’s a good thing I’ve mastered the student role and I have an excellent teacher.”

His jaw flexed, like he was grinding his teeth together, his stare so intense that it was vibrating through me. “The student role …”

I took a deep breath. “Yeah, you know, just because I have my degree doesn’t mean I want to stop learning.” I dragged my teeth across my lip before I smiled. “And I’m going to be your student throughout this whole build-out.”

His gaze thickened, his face telling me he was making the connection I wanted him to—the little nugget I was dropping in his mind from the day I’d shown up to his hotel, wearing a naughty schoolgirl costume.

Just as he opened his mouth to reply, his phone began to ring. He reached into his pocket and said, “It’s the realtor. I’m going to put her on speakerphone.” He hit the screen. “This is Jenner.”

“Jenner, it’s Renee. I just spoke to the agent, and they’ve budged a little.”

“What’s a little?”

“A dollar a square foot.”

He laughed. “That’s not a budge; that’s a slap in the face. Tell them they need to do better. Much better.” He was staring at the screen, but now, he looked at me. “If they want to close this deal, they need to be realistic. Our financing is rock solid. Our terms are more than reasonable. Remind the agent who we are and what we’re coming to the table with.”

“I’ll see what I can do.”

He ended the call and slipped his phone back into his pocket.

Could this man be any hotter?

Good God.

“What if they say no?” I asked him.

“They won’t.”

“How do you know that?”

A smile moved across his handsome mouth, a determination so strong that it was pulsing through me. “Because the land only appeals to a certain buyer, and organizations like Spade Hotels don’t come around that often. The seller knows that. He also knows we’re his only offer. So, he either plays fair or he goes back to waiting.”

He was quiet for a moment, taking me in.

“Let me teach you your first lesson …” He leaned in closer, his arm briefly grazing my shoulder, my chest melting from the contact. “If the seller’s hungry and money is being waved in their face, they bite.” His voice lowered. “They always fucking bite.”

I stood at the front desk of the hotel and handed the clerk my credit card as I said, “Dalton and Spade. We should have two rooms reserved. You can use that card for both.”

He typed something into his computer and said, “Yes, I see you’re down for three nights.” He glanced up, looking at Jo and me. “I’ll use this card in case you incur any incidentals. Shall I make one key for each room or …”

“One key is fine,” Jo replied.

“Perfect.” He stuck the plastic key cards into a coder. “I have two king-size rooms on the eighth floor.” He placed the key cards into holders and handed one to Jo. “You’ll be in 809.” He then gave one to me and said, “And you’ll be in 812.”

Rooms right near each other.

So I could think about her only a few doors down, lying naked in her bed.

All night long.

The thought made me want to fucking growl.

He pointed behind us and added, “Walk through the lobby, and the first set of elevators on your right will take you to your rooms.”

Jo thanked him, and we rolled our suitcases to the elevator.

The moment the door slid open, I held out my arm and said, “After you.”

As she moved ahead to the far wall, I got a hell of a view of her ass. Her skirt was skintight, hugging those fucking cheeks, and my cock ground against my pants as I craved to slip between them, rubbing my tip across that forbidden back hole.

When she turned, I made sure she didn’t catch me staring and stayed near the front, pressing the appropriate button. Once we arrived at our floor, I let her get out first.

Her room came before mine, and as I passed, veering to the other side of the hallway, she held the card near the reader.

“Will you let me know if you hear from the realtor?”

I glanced over my shoulder, and her back was pressed against the door, like I was holding her against it.

I took a fucking breath.

“Yes.”

“Is there anything else on the schedule for today?”

Several strands of long black hair were in her face, her lips glossy and parted, her eyes feral.

I couldn’t think.

I couldn’t even process.

I could only imagine, and the scene that was unfolding in my head involved her hands above her head and my mouth moving slowly down her body until I reached her cunt.
